Our Services

  • Evaluate and assess your rental property and make suggestions on any repairs, maintenance, or preparatory work to maximize the rental return.
  • Professional photos are taken to maximize exposure and advertised on various rental outlets to maximize the reach and increase public response.
  • Each applicant is carefully screened by setting minimum requirements such as credit score and income requirements. Each applicant undergoes a standard rental application, credit check, criminal history check, eviction history, rental history verification with previous landlords, and employment verification for all occupants over the age of 18.
  • Once a qualified tenant is selected, we review the lease agreement with the tenant and collect a holding deposit if they are moving in at a later date. At the time of key exchange, we handle the whole move in process by taking photos of the current condition of the property and documenting any existing conditions on a separate move-in inspection report to eliminate any potential security deposit disputes at the time of move out.
  • During the tenancy period, we collect rent payments, enforce the rules and regulations of the lease agreement, perform periodic inspections, handle any maintenance requests, perform move out inspection, handle any security deposit disputes, and facilitate the eviction process if we end up going that route. We handle all maintenance requests through our online portal and ensure these requests are handled in a timely manner.
  • Owners are paid monthly on the 10th of each month via electronic ACH transfer. Monthly profit and loss statements are also sent out along with any copies of work order invoices/statements. Year end financial statements are sent out during the beginning of each year to provide to your CPA or tax professional.

Fees

We like to keep things simple and offer two options for property management services.

For full-service property management, there is a one-time tenant placement fee of 50% of the monthly gross rent for each tenant placed. Ongoing monthly management thereafter is 6% of the monthly gross rent. Ongoing management fees include collecting rent, enforcing late fees and terms of the lease agreement, making vendor payments such as HOA, facilitating any repair requests, handling tenant issues that may arise time to time such as security deposits, facilitating the eviction process if necessary, handling move out inspections, and an annual rental analysis.

For the DIYer, you have the option to manage the property yourself after we secure a qualified tenant. The fee for placing a tenant is 50% of the first month’s rent. This fee covers advertising your unit, holding open homes for viewing, processing applications, screening qualified tenants, signing the lease agreement, and facilitating the move in process. If you manage the property yourself and fee that you are overwhelmed or no longer wish to manage the property, you are always welcome to come back and see our property management service.

There is no commitment to the property management agreement and an owner may cancel the agreement anytime by issuing a 30 days notice. We strive for 100% customer satisfaction, and also extend the flexibility to you if the event you want to manage the property yourself or transfer to another company.
